Erland to Build Sunrise of Chestnut Hill, Vantage in Dedham
Newton, MA – Erland Construction, in collaboration with Market Square Architects, has been selected by Sunrise Senior Living to construct Sunrise of Chestnut Hill, a new 108,000sf assisted living and memory care community in Newton. The 5-story, ground-up development will feature insulated concrete form exterior walls and elevator shafts paired with a steel structural system to create a durable, highperformance building designed to support resident comfort, wellness, and long-term sustainability. Designed to achieve Passive House certification, the project is anticipated to become one of the largest institutional Passive House-certified projects in the country upon completion.
The all-electric community will include more than 90 residences, consisting of approximately 60 assisted living apartments and 30 memory care apartments. Each space is being designed to foster a comfortable, homelike environment with features that support accessibility, safety, and quality of life, including emergency response systems, wheelchair-accessible apartments and common areas, modified showers, and corridor handrails to assist resident mobility.

Residents will have access to a variety of amenities intended to encourage connection, wellness, and relaxation, including lounge spaces, a fitness room, bistro, exterior courtyard, and private terraces and balconies.
The project includes the transformation of the former flagship location of Winston Flowers, beginning with the demolition of the existing 2-story building and adjacent greenhouses and the relocation of existing utilities to prepare the site for new construction. Construction is scheduled to take 22 months.

Sunrise of Chestnut Hill marks Erland’ s sixth collaboration with Sunrise Senior Living.
In Dedham, Erland has once again partnered with long-time client Nordblom Company on Vantage, a new multifamily residential community. Working in collaboration with Stantec, Erland will construct a 218,000sf, 4-story wood- and steel-frame building that will introduce 155 apartment homes to this rapidly growing neighborhood. Completion is scheduled for spring 2028.
Designed with comfort, community, and sustainability in mind, the development will feature a variety of modern resident amenities, including a fitness center, resident lounge, outdoor gathering spaces, and structured parking for 119 vehicles. The scope also includes the demolition of an existing building and site improvements to Stergis Way. Vantage will be built to align with Dedham’ s stringent energy code standards.
