Boston Approves Housing Projects in Brighton and Dorchester
Boston, – The Planning Department recommended approval of two development projects representing approximately 49,735sf. Both were approved. Together they will create 11 income-restricted homes and support approximately 46 construction jobs.
The project at 697 Cambridge Street in Brighton will add a three-story addition atop an existing two-story commercial structure, resulting in a five-story residential building. It will create 42 units of housing, ranging from studios to one-, two-, and three-bedroom units, seven of them income-restricted, and support approximately 27 construction jobs. The Allston-Brighton Needs Assessment, adopted by the BPDA Board in 2024, coincides with the site and encourages additional housing in the neighborhood. The project will create a wider sidewalk on nearby Dustin Street and streetscape improvements to Cambridge Street. As part of the project’ s community benefits, it will contribute $ 5,000 to Allston Main Streets in support of the organization’ s regular maintenance of the neighborhood, and $ 5,000 to local youth sports leagues. The project will also support the current tenant, Brazilian Women’ s Group, in finding a new location, with no disruption in services.

Avenue will build a four-story building with 20 homeownership units, four of them income-restricted, and support approximately 19 construction jobs. The units will be a mix of studios and oneand two-bedroom units. It is a transitoriented development close to Ashmont Station, offering access to the Red Line, the Mattapan Trolley and several MBTA bus routes. Thirty-four long-term bike parking spaces will be located on the ground floor. The project will improve the public realm by creating better sidewalks and preserving multiple existing trees, and will contribute $ 5,500 to the Boston Transportation Department in support of the bikeshare system.
The Board also approved a Notice of
Project Alteration at 176 Lincoln Street in Brighton to amend how that project fulfills its inclusionary requirements, and renewals and extensions of the Tufts Medical Center Institutional Master Plan and the Boston University Charles River Campus Institutional Master Plan.
Staff also provided the Board an informational update on the One Year Progress Report for the Anti- Displacement Action Plan, A Place to Thrive. The BPDA Board adopted the two-year framework in July 2025, and it included more than 40 targeted policies, programs and resources that City departments committed to advance to address residential, small business and cultural displacement. Of the now 53 initiatives included within the plan’ s tenets of Protect, Preserve, Produce and Prosper, nearly 70 % are advancing, and 15 are under direct oversight of Planning Department staff. Those include the Article 80 Direct Displacement Disclosure now being piloted, free home flood assessments for Port Norfolk residents whose homes may be threatened by future flooding, the Housing Accelerator Fund and the Office to Residential Conversion Program.
