58,000sf Renovation for Solmetex
Northborough, MA— Recently, a fullbuilding renovation has transformed a former clean room environment into an advanced manufacturing and warehouse facility for Solmetex, a supplier of water quality and safety products for the dental industry. Timberline Construction Corporation served as construction manager, with Studio Troika and Bala Consulting Engineers as design and engineering partners. The project was completed in spring 2026.
The 58,000sf project began with demolition of the existing clean rooms, an equipment mezzanine, extensive MEP systems, and underground utilities. Once the space was cleared, the team managed construction of new warehouse and manufacturing areas, offices, training rooms, break rooms, restrooms, and dedicated mechanical and electrical spaces.
Infrastructure upgrades included new air handling units, rooftop mechanical equipment, process piping, and electrical systems to meet the facility’ s operational requirements.
Throughout the project, the team navigated evolving owner requirements and lead-time challenges for critical building systems and materials.

Shawmut Rides 19th Pan-Mass Challenge
134,000sf Industrial Portfolio Sells
Marlborough, MA— BGO and Seyon have acquired a two-building, 134,413sf industrial portfolio in Marlborough. The acquisition continues an existing relationship between the two firms focused on industrial investments in the Northeast.
The portfolio comprises 261 Cedar Hill Street and 753 Forest Street, two single-story shallow-bay industrial buildings in the I-495 West submarket. The properties total approximately 59,404sf and 75,009sf respectively, and the portfolio is currently 100 % leased. Both buildings feature functional layouts suited to a range of industrial, technology, and advanced-manufacturing users. Together they provide 17 dock doors, four drive-in doors, and 353 parking spaces.
BGO and Seyon plan to undertake targeted capital improvements across the portfolio and actively manage leasing and tenant engagement. Seyon Management will provide day-to-day property management and construction management services for the joint venture, building on its existing management relationship with BGO.
The firms previously partnered on the Mansfield Portfolio, a seven-property
